From Outdated to Outstanding | S. Seventh Duplex

DSC_0110Representing first-time investors in the summer of 2013, J. Keller Properties assisted in the purchase and complete remodel of a beautiful – but outdated – duplex on the Old West Side of Ann Arbor. JKP Maintenance performed the contracting, which included major mechanical and electrical upgrades, while also addressing the superficial needs such as paint, flooring and cabinets. Leases were fully executed on 12-month terms within 24 hours of the purchase closing. Tenants quickly renewed for a second lease year. We were able to successfully broker the purchase and remodel of a rundown vacant property into a profitable and beautiful home. Soon after, the first time investors acquired a second, equally successful income property.

Desirable Downtown Location and Renovation | The Heinrich Building

Keeping a sharp eye out for lofts with potential, J. Keller Properties found and secured the purchase of the top two floors of the historic Heinrich Building in downtown Ann Arbor for out of town owner-occupants. The problem, however, was that the floors represented two individual units and needed a complete rehab right down to the original brick walls. JKP Maintenance stepped in to oversee and complete a huge renovation. After the successful purchase of the upstairs, the owner of the street retail property approached J. Keller Properties to broker and sell their desirable downtown Ann Arbor space. Yet another example of how J. Keller Properties’ approach and success led from a purchase to a remodel to a sale – all in the same building.

Well Managed and Maintained | Water Hill Home

1420 Culver 006In the summer of 2009, J. Keller Properties took on management of this beautiful Water Hill home for its overseas owner. For the next five years, J. Keller Properties leased and managed the house successfully, performing both reactive and preventative maintenance. When the owners decided not to return to the area, J. Keller Properties brokered the sale of the property and coordinated both the overseas sellers and the tenants. The sale closed uneventfully thanks to the maintenance and management of the company, and the tenants moved easily into another J Keller Properties home shortly after. They are still with J. Keller Properties.

Underwhelming Property Now Impresses| Kerrytown Gem

DSC_0338Acquired in 2013, this absolutely beautiful 4-plex was sadly underperforming. J. Keller Properties stepped in and quickly manicured the property, addressed a number of maintenance items, painted the interior and upgraded an outdated and inefficient boiler. Within the first year under management, the property renewal rate was 75% and the rent roll was increased by 10%. The tenants were thrilled with the updates.

Foreclosure Gets Fabulous Fix| Heatherwood Condo

4019216Purchased out of foreclosure in the winter of 2014, this 2 bedroom/2 bathroom condo was completely rehabbed and rented in just 30 short days. The extensive rehab required removing everything in the property down to the drywall. JKP Maintenance painted, laid beautiful hardwood flooring, replaced the fixtures, faucets, washer/dryer and even replaced the switch plates. When it was determined that a water line had ruptured while the property was in foreclosure, a little additional investment was required. That small snag didn’t keep it from becoming a beautiful and well-performing property in the J. Keller Properties portfolio.

Apartment Building Finds Full Potential | Abbott Apartments

341153This 5-unit apartment building was partially vacant and poorly rented when acquired by J Keller Properties. Within 12 months, J. Keller Properties turned it around, helping the building reach its full potential with full occupancy and increasing the annual rent roll by 40%. For more than five years, he building has continued to perform exceptionally well.
